VILA DE GRÀCIA — CONCEPT, ASSUMPTIONS AND SOURCES

Scope: Vila de Gràcia only, 132.118 ha. Camp d’en Grassot, la Salut and Vallcarca are excluded.

Proposal: 29 towers of 40, 55, 65 or 70 storeys; 59 residential blocks/wings of 14 storeys; 34.443 ha of parks; 19 candidate ensembles to retain; eight unbuilt civic reserves totalling 4.868 ha.

The map’s default housing estimate is about 41,700 new homes, using 4,172,961 m² of residential gross floor area, 80% usable efficiency and 80 m² usable per home. The municipal baseline is 31,863 residential cadastral units (2026), not occupied households. Retained homes are excluded from the new-home figure. The approximate difference of 9,900 compares new homes against all baseline units; it is not a verified net gain. Change the assumptions in the map to explore capacity.

Retained sites include the Campanar and Plaça de la Vila, Casa Vicens, Plaça del Sol, Plaça de la Virreina and other mapped ensembles. This is not a complete legal heritage inventory.

The model preserves the agreed footprints and uses 3.2 m per storey. Terrain is flat. Existing heights use OSM data or an assumed 14 m. Architecture, planting, people and lighting are illustrative. Wind, daylight, rehousing, transport capacity, finance and planning feasibility have not been established.

The 30-second film is rendered directly from this spatial model, with a simplified reconstruction of the Campanar. Three mapped viewpoints show the square, its skyline and the wider neighbourhood. It is a stylised architectural animation. The interactive camera viewer shows the same shots and their positions.
